tenancy, and kept fit for human habitation by the Landlord.
Each year, many people in rented accommodation die and many more are injured by electric shock and fires which have been cased by poorly maintained electrical installations and appliances.
These include:
- Poorly installed and maintained electrical installations
- Inadequate provision for the use of items of electrical equipment
- Inadequate checks on portable equipment
- Inadequate fire alarm systems
Landlords have obligations under UK Health & Safety legislation to carry out the regular testing of fixed installations e.g. wiring, lighting and sockets as well as appliance testing for such items as kettles, cookers, TV's, Microwave Ovens, Washing Machines and any items you supply that are plugged into a socket. It is recommended that the fixed installation in rented accommodation is tested every 5 years and some appliances are tested annually, or after each let. For this reason, it is essential that rented properties have both fixed installation and portable appliances tested and the appropriate certificates supplied.

Please note that where the fixed installation and portable appliances are tested, each appliances will be tested at the reduced rate of £2.00, no minimum charge will apply. Additionally, to ensure minimun disruption to your tennants, arrangements can be made to complete these tests out of hours or at weekends
